How do I check that a real estate valuation firm is licensed in Saudi Arabia?

Search the firm’s name in the register of the Saudi Authority for Accredited Valuers (Taqeem) at taqeem.gov.sa and confirm the membership number and its validity. Tawazun Professional Consulting Co. is registered with the authority under membership number 11000233, and its entry on the authority’s site is publicly viewable.

Who signs a Tawazun valuation report?

Every Tawazun report is approved by a valuer licensed by the Saudi Authority for Accredited Valuers. The chief executive, Sultan Al-Ghannam, holds valuer licence no. 13095 and reviews each report before it is issued. That licence is personal to the valuer and is separate from the firm’s membership number.

How much does a real estate valuation report cost?

There is no fixed tariff: the fee follows the asset type, the scope of work, the purpose of the valuation, and the number and location of the properties. Tawazun issues a quotation within 48 hours of receiving the property details.

How long does a valuation report take?

The timeline follows the scope: the number of assets, how complete the records are, and whether a site inspection is required. A first response comes within one working day and a quotation within 48 hours; the delivery date is agreed as part of the scope before work begins.

When do I need an accredited real estate valuation report?

An accredited report is required for a sale or purchase, for financing secured against property, for dividing an estate among heirs, for a dispute or claim involving the value of a property, for expropriation for public benefit, for financial statements that include property assets, for setting a market rent, and for assessing a property investment.

What documents are needed to start a valuation?

The basis is the title deed or other available evidence of title, plus plans and verified areas. Depending on the case we also ask for building and occupation approvals, leases and income information for a let property, the estate record for a division, and the competent authority’s decision in an expropriation. Any gap is identified early and its effect is stated in the report.

Will lenders and courts accept the report?

The report is issued by a firm licensed by the Saudi Authority for Accredited Valuers, prepared to the requesting party’s requirements and the purpose stated in the instruction. Acceptance is the receiving body’s own decision under its policies, which is why the intended user and the limits on use are fixed before work begins.

Which valuation standards does Tawazun apply?

The International Valuation Standards in force, together with the professional practice recognised in the Kingdom of Saudi Arabia. Every report states the basis of value, the valuation date, the approaches and methods used, and the assumptions and limitations the opinion rests on.

What is the difference between an accredited valuer and a real estate broker?

An accredited valuer gives an independent professional opinion of value under a licence from the Saudi Authority for Accredited Valuers and has no interest in whether a transaction completes. A broker works to complete a sale or a letting and is paid for doing so. That independence is what makes a valuation report usable before a lender or a court.

What is the difference between market value and market rent?

Market value estimates the price a property would sell for at a stated date on an agreed basis of value. Market rent estimates the rental value by comparison with similar properties of like character, specification and lease terms. They are two different opinions, each produced under its own instruction and scope.

How long is a valuation report valid?

A report states the value at the valuation date recorded in it, not an open-ended value. How long it is accepted is decided by the requesting party under its own policy; lenders, for example, require a specific date. Where market conditions or the condition of the asset change, the date, information and inspection may need to be updated.

Is information about the property and its owner kept confidential?

Client information is confidential. Tawazun does not share asset or owner details with third parties, and a non-disclosure agreement can be signed before any document changes hands.
